Ten luxurious houses, each set in its own generous garden, each with its own distinctive architecture and unique views onto open Oxfordshire countryside.
Introducing Ditchley Gate
Ditchley Gate is situated in Charlbury, Oxfordshire, one of the most vibrant and highly sought-after small towns in the Cotswolds. It is extremely rare for such a development to become available. Set in stunning countryside, but with excellent connections to London, each house is built with an individual design to the highest specification. All H Willis new homes are built uncompromisingly with a generous sense of scale: you will never encounter a five-bedroom new home that should have been space-planned with four. We take this philosophy into every aspect of the build, ensuring that you have enough space and comfort to live your life well.
No H Willis development consists of more than ten houses, ensuring a level of exclusivity and privacy for buyers, while being within reach of this thriving community.

High-end Superior Build
Tailored Luxury Interiors
‘I only build houses which I would be happy to live in myself.’ H Willis develops exclusive houses of the highest quality that are built to last. We are creating new family homes. Attention to detail defines how we work, from the chimney pot to the fence at the end of the garden. We take great care to integrate seamlessly the best of the old and the new. For example, the stunning garden bi-fold doors are made from maintenance-free powder-coated aluminium, while the internal doors, the front door and the bespoke staircase are all made from traditional oak.
All H Willis houses are covered by the industry gold standard, the 10-year NHBC warranty.
Whether you design the interior of the house yourself or are guided by Henry Willis himself, all the fittings and fixtures in the houses are of the highest quality. Our suppliers are industry leaders and their goods come with long-term guarantees. At H Willis we encourage buyers to design off-plan and, by using the best suppliers, this guarantees the long-term quality and value of each house.

Charlbury is a beautiful, thriving small Cotswold town situated in the glorious Evenlode Valley. Although some of its inhabitants commute to Oxford and London, it is in no sense a dormitory town. Known for its festivals, events, pubs and sense of community, Charlbury is alive with a range of local activities as well as being one step away from peaceful country walks.
Charlbury lies beneath the ancient forest of Wychwood in the heart of the Cotswolds, a designated Area of Outstanding Natural Beauty. There are a myriad of walks and cycle routes for those wanting to explore the countryside on the doorstep and further afield, as well as stunning views across the valley from the town itself. The historic Cornbury Park lies on the edge of Charlbury, which again offers beautiful walks and fly fishing at the beguiling trout lake. It also hosts the renowned music festival, ‘Wilderness’.
The Brunel station at Charlbury is renowned not only for its beautiful garden, which has featured on the BBC’s Gardeners’ World, but also for its fast service to London, with trains going hourly either east to the capital or north to Worcester and Great Malvern. The train service to Oxford is also used as an alternative to the school bus system, for those children studying at Oxford schools. Travelling by road is also very good to and from Charlbury, with easy access to the M40.
There is a wide range of facilities in Charlbury, including a thriving primary school, active churches, a library, medical, veterinary and dental practices and a good mix of shops, including a small supermarket. Chipping Norton and Witney are the nearest towns for secondary schools, leisure facilities and larger shops.
